The Highlands at Langley
In summer 2009 ORA and HyBrid Architects were commissioned by Mike Hearl of SALT Studio to adapt the award winning 99K house for an innovative low-impact development on Whidbey Island: 6 highly adaptable two-story live-work cottages are clustered around a common open space with a community building and rain gardens. Sited to optimize views to the water and the shared open space, the cottages provide very flexible and affordable live-work spaces. Totally open floor plans with movable interior walls and durable raw materials allow for a wide range of interior configurations and uses on both levels. The upper level includes open living/dining space with views to the water and the communal garden space; the bedroom is separated by movable wall panels allowing for flexible levels of openness. On the ground level, 10 foot ceilings, exposed concrete floors, and roll-up exterior doors allow for use as artist studio, home business, garage, or additional living/sleeping space. The residences have extensive energy conservation features and are designed to be “net-zero ready”: tight well-insulated envelopes and efficient mechanical systems minimize energy demand; roofs are oriented for optimal solar panel installation; and rainwater catchment systems allow for future graywater recycling. The Commons is the centerpiece of a larger development – The Highlands at Langley, Island County’s first low-impact development. Located a short walk from downtown Langley, the Commons is sited within the surrounding forest canopy.
