ORA collaborated with F5 Networks to develop comprehensive space planning and tenant improvements that unify and transform over 500,000 sf of office space at the Seattle Elliott Bay campus and throughout the United States. Through comprehensive research and analysis of existing conditions, ORA provided innovative and cost effective improvements that meet ‘Best Practice Standards’ for corporate offices and create a revitalized workplace environment that encourages collaboration and productivity.

The F5 Networks Game Room is a multi-functional space that is both a social hub and an event space, offering employees a place to eat, meet, and relax. Located on the ground floor, the game room provides scenic views of the Puget Sound and creates a suitable venue for large corporate gatherings. Boasting a large collection of games and activities, the project called for a vibrant design that highlights the different areas of activity. A series of alcoves modulate program while a carefully selected material setout adds a dynamic effect to the overall space. ORA worked closely with vendors and designers to provide a range of dining and lounge spaces to culminate spatial organization with modern graphic murals.

To accommodate user groups of differing sizes, break room kitchens and multi-function collaborative spaces are directly linked, encouraging collaboration and enhancing productivity. The kitchen break room is nexus of activity surrounded by a field of variable work areas: conference rooms, collaboration hubs, focus rooms and huddle spaces. By spreading out these amenities, ORA created a dynamic workplace with an open floor plan prompting chance encounters with co-workers.

ORA was actively involved in all aspects of the refresh process from pre-design to project closeout. This included providing space plan options and analyses, working closely with contractors on mechanical, electrical and plumbing design, consulting with acoustic engineers to integrate sound reducing finishes, collaborating with furniture vendors on selection and layout, and working with the AV team to coordinate power and data as needed. ORA also collaborated closely with the F5 team to implement engaging environmental graphics to enhance wayfinding, enrich the character of communal spaces, and support F5’s brand identity.
